South Fayette Township didn't have a single apartment building until Apex Newbury. For a place that's added more housing than almost anywhere else in Allegheny County over the past decade, that's an odd gap, and it just closed with one project: 416 units on a hilltop site known locally as Presto-Sygan, still leasing with move-in concessions after more than ten years on the drawing board. The timing lands right as the township's own home price numbers start contradicting each other, and the two are connected in a way that matters if you're deciding whether to rent here while you save or buy into the entry tier now.
A Decade in the Making
Apartments had been part of the Newbury Market master plan for more than a decade before anyone broke ground. Alpha Capital Partners, through its residential arm Alpha Residential, spent about two years pursuing formal approval and cleared it from South Fayette's township commissioners in early 2022, the first conditional-use approval for mid-rise apartments the township had ever granted. Site work began after a groundbreaking in July 2023 on a 37-acre parcel split by Oak Ridge Road, with six buildings planned and an opening projected for 2025.
By late summer 2026, the building was still filling up rather than fully stabilized. A recent listing snapshot showed ten units available with a limited-time concession of up to two and a half months free rent, the kind of offer a lease-up building runs, not one already at capacity. The developers behind it, Jide and Lawunmi Famuagun, are a married couple who live in South Fayette, and their firm is headquartered in the township's own Abele Business Park. Famuagun described investing near his own family's home as "a big positive."
A Rental Option South Fayette Didn't Have Before
The developer has said the project serves people who had no rental option in South Fayette before this. Rent for the one, two, and three-bedroom layouts has run from $1,756 to $2,574 a month as of late summer 2026, with lease terms ranging from six to twenty months. Residents get a heated saltwater pool, a rooftop Sky Lounge, an on-demand convenience service called TULU, and quartz countertops with nine-foot ceilings in every unit.
The building also runs a Preferred Employer and Hometown Heroes program, waiving application fees and cutting ten percent off rent for people working at UPMC, Allegheny Health Network, PNC, U.S. Steel, and a long list of other regional employers, along with teachers, nurses, firefighters, and other public-sector workers.
Many of those renters would otherwise be shopping the township's cheapest for-sale homes. For the first time, that buyer has a second option that didn't exist here before.
Three Portals, Three Different South Fayette Markets
The township's own price data has started to look inconsistent depending on where you check it, and the inconsistency is the more useful fact than any single number.
In May 2026, Realtor.com reported a median listing price of $400,000 against a median sold price of $351,300, a median of 22 days on market, and a sale-to-list ratio near 100 percent, enough to label South Fayette a seller's market. A separate tracker on Movoto, updated on a rolling basis, showed a median list price of $397,450 with homes spending 82 days on market rather than 22. By June 2026, Homes.com put the median home price at $624,990 with an average sale price of $373,500, and a townhouse-specific median of $385,000 on homes ranging from $209,000 to $508,888.
These portals aren't making mistakes. Each is drawing from a different slice of the market at a different moment, and each defines "median" and "days on market" on its own terms. Realtor.com's 22-day figure likely tracks homes priced right and sold fast, the kind that clears in three weeks because the seller met the market. Movoto's 82-day figure probably folds in the slower new-construction cycle, the type of build-to-close timeline that a community like Hastings runs on. Zillow's active-listing snapshot from around the same window showed 32 single-family homes, 30 townhomes, and just one condo listed at once, a mix so thin at the attached and entry-level end that a single closing can swing the township median more than it would in a deeper market.
None of these portals were built to answer the question a first-time buyer here actually has: what does it cost, right now, to get into the cheapest available home, and is renting a better move while that decision gets made.
What Renting There Actually Costs, Compared to Buying Here
| Apex Newbury (rental) | South Fayette entry-level for sale | |
|---|---|---|
| Monthly cost | $1,756 to $2,574 as of late summer 2026 | Varies by loan terms and down payment |
| Commitment | 6 to 20-month lease | Long-term ownership |
| Starting price | Not applicable | Hastings by Charter Homes & Neighborhoods, from $349,990 |
| Townhome median, South Fayette (June 2026) | Not applicable | $385,000 |
| What's included | Pool, gym, in-unit laundry, maintenance | Equity building, no landlord, but taxes, insurance, and upkeep |
The rent range at Apex Newbury sits close enough to what a mortgage payment on one of the township's entry-level townhomes might run that the choice isn't obvious on price alone. It comes down to how long someone plans to stay and how much they have for a down payment, not which number a portal happened to display that week.
What This Means If You're Comparing Both
South Fayette's own 2023 Comprehensive Plan flagged a need for more housing variety because most homes in the township are single-family, and Apex Newbury is the first real test of what happens when that gap closes. Whether renters who might otherwise have bought stay renting, or eventually move into that $350,000 to $400,000 tier once they've built a bigger down payment or need more room, isn't something the current data settles either way.
It also isn't a simple story of renters pulling demand away from buyers. Newbury Market's retail lineup, including Topgolf, BJ's Wholesale, a Tesla showroom, First Watch, and Mezeh, with a Bass Pro Shops slated to open, makes the whole corridor more attractive to renters and buyers alike. More amenity draw usually means more total demand for the area, not less.
Two Questions Worth Answering Directly
Does more rental supply mean South Fayette home prices are about to drop? The public information available doesn't point in either direction with confidence. Added housing can support demand by making a corridor more appealing, or it can absorb some buyers who'd otherwise be shopping the resale market. The honest read is to watch the entry tier over the next few closing cycles rather than assume where it lands.
Where does Apex Newbury sit relative to South Fayette's other new communities? It's about three-quarters of a mile from Newbury Market's retail, and close to Hastings, the Charter Homes & Neighborhoods community along Chartiers Creek with its own single-family homes and townhomes starting under $350,000. The two projects serve different buyers on the same stretch of road, one built for a lease, the other for a mortgage.
If you're weighing a lease at Apex Newbury against buying into Hastings or another entry-level South Fayette community, that's exactly the kind of side-by-side comparison Jen Schalk walks clients through, using actual listings and actual lease terms instead of a township-wide average. Let's Connect.
